The building is located 2 miles outside the town of Strömsund. The central Strömsund has about 4000 inhabitants. The town has got everything you need and there are good bus-connections all over the area. The closest airport is in Östersund, 62 miles (100 km) south of Strömsund. There are good flight-connections to Stockholm. For this area, also known as ”Strömsunds vattudal”, the government is now investing a lot in the tourism that is steadily increasing.
The house is an old school-building, still in good condition. A total renovation of the roof was made in 1997. The floor space of the building is 1276 m2. There is also a basement at about 500 m2 plus some space that allows exploiting. The total size of the property is 8000 m2 with an opportunity for additional construction.

The building has a well-functioning central heating system. It runs on wood-pellets (or oats, which is even less expensive). To keep the room temperature at 20-22 degrees Celsius in the whole building, the whole year around, would be about 3000-4000 €.
There are good roads all the way to the house and they are kept clear from snow. About 300 yards from the building is a railroad, but it is only used occasionally during the summer as tourist transportation. Notice that nearly everyone in Sweden understands a bit of English and a lot of people speak it well.
In this area of Sweden you get nice and warm summers and in the winter you can experience a couple of meters of snow.
The area has a rich wildlife with good hunting- and fishing-opportunities. Bear, elk, wolf, reindeer, beaver and eagle are just some of the many wild animals that dwell here.
The winters give good opportunities for cross-county skiing. It’s about 1 mile to the nearest ski-slope for those who like to go downhill (though pretty small). But you will find bigger ones at about one hours drive from the house.
The huge lake (Dragan), about 500 meters from the house, stretches 60 miles towards north-west. Here you can go by steam-powered ferry in summertime (or by ski during the winter). Another popular winter-activity is snow-scooter safaris.
